Horrible company
Please use my horrible experience and do not use this company! They are obviously to busy to help sell or rent your home. They do not take care of their properties, and will damage things in your home leaving you with the bill! Please beware!

“I am the owner of V & J JANITORIAL Company. Currently we contract with Homeowners Property Management. I am leaving this comment because I would like to say what a pleasure it is to work with Lisa Kelsey, Nikki Moore And Alex Hurst (Team2). Everyone over at Homeowners is a joy to work with, especially this wonderful team. As a fairly new business owner certain aspects of being a vendor can be complicated and filled with questions. But working with Lisa, Nikki and alex tey will help you to have the stress out of what can often be a high-demand operation. Aside from the many important duties they are responsible they always manage to take the time out to address all of my individual concerns, to which I will always be grateful. They fight for me and treat my company with respect. I can think of no other property management company in Fayetteville that maintains such a high standard of business operations and employees who actually are. Thank you Homeowners

Military Beware!!
Being military, I want to inform all of my sisters & brothers in arms that they need to BEWARE OF HOMEOWNERS PROPERTY MANAGEMENT, located at 5509 Yadkin Road, in Fayetteville, NC & SERVING FORT BRAGG, NC, whether they are property owners or tenants!

Not only is Homeowners Property Management fraudulent, they are extremely deceptive. As I can see, from the multiple negative reviews, that have been posted from military tenants and/or military property owners, they also like to hide behind being Veteran Owned/Veteran-Led. What a disgrace to the military, to own & operate a business which blatantly disregards, disrespects, & disrupts the lives of military personnel.

After finally coming to the close of the worst tenancy of any post I've ever been stationed in, now they’re extending the security deposit process for an additional 30 days “per the owners request” because of damages. Had there been any damages to the property, outside of the storm damage as well as the previously reported damage that occurred PRIOR TO MY LEASE, then I would totally understand this request. I was also told that they work for the homeowner and not the tenant, why would any business make their consumer feel less. Mind you, my family & I (to include my 74 year old Grandmother, who resided in the home while I was TDY, to take care of my three children) were forced to be live in inhabitable conditions while waiting for the same said owners to make several needed repairs. After numerous failed attempts (via emails & phone calls, during any of my little bit of free time WHILE I WAS TDY) the property managers Lisa, Nikki, & Holly as well as the Homeowners decided to file a claim against MY USAA RENTERS INSURANCE for the repairs to be made. These repairs were to the same area that had been previously repaired for the same leakage/piping issue that they repaired before, PRIOR TO MY LEASE! How are leaking pipes the responsibility of a tenant & not the preservation of the property by the owner?

Let me also mention the fact that I had the home as well as the carpets PROFESSIONALLY CLEANED upon move-out. Even with the additional out of pocket expenses, right after purchasing my own home, I performed my due diligence, above & beyond the checklist they provided, to avoid any further issues with Homeowners Property Management or having any delays with getting my security deposit refunded back to me. I have also been advised by our previous neighbors that no one has even been to the home since we moved out; therefore, I'm really curious about the damages, estimates, repairs, etc., that are the supposed cause of the processing of my security deposit being delayed another month. Renters, owners, & especially MILITARY PERSONNEL, stay clear of HOMEOWNERS PROPERTY MANAGEMENT!!!

Based upon my children's current onset of new health concerns, my family may have had possible mold exposure. Repairs were not made in a timely manner, the refrigerator stopped working and they sent out a repair guy, who stated "the motherboard was damaged and the refrigerator needed to be replaced " HPM did not send another vendor until three weeks prior to me moving out just to tell me the vendor redacted his statement. This would have been a result of WAITING for months for Homeowners Property Management to finally make the proper arrangements to have the needed repairs to the leaking pipes, which partially destroyed both levels of my rental home, completed. Although a large portion of the home was completely inaccessible, I was never given any portions of my rent back or offered any compensation for the continuous inconveniences! There was never any concern shown for my family as the tenant nor the owners home, which is their investment!

It is my intention to add to the multiple JAG complaints against Homeowners Property Management, in an effort to have them BLACKLISTED to prevent any other military tenants or military property owners from being sabotaged by the corruption of HOMEOWNERS PROPERTY MANAGEMENT.

I requested a copy of my move-out inspection, in which Kyle, the inspector, refused to allow me to be present for. The reason he gave was that I was not present for the move-in inspection. When I brought this up to Nikki, she stated I could have stayed and he only takes pictures, if that is the case where is my Move-Out- inspection? However, the reason that I wasn't present for the move-in inspection was due to the fact that we were in transit from Hawaii. I opted to complete a "sight unseen" move-in, to guarantee my family & I had a home upon arrival at Fort Bragg!

In addition to having multiple, ill-mannered property mangers, I unfortunately had to deal with property inspectors who were also offensively impolite! I still have NOT received a copy of my move-out inspection, which was supposed to have been completed on 10/30/2019, nor have I been advised of what the "DAMAGES" are causing a 30-day extension for my security deposit to be processed, even after my insurance was utilized to cover all of the repairs, although the damages from the leaking piping should not have been my responsibility. Instead of getting a copy of the inspection, I received two emails in reference to their (Homeowners Property Management) legal rights, advising me seeking legal counsel if needed, & contacting the Broker if I didn't understand their rights or had questions about the owners right to make this request. All I asked for was a copy of the move-out inspection & what damages they were referring to! Maybe this is just the culture of this "Veteran Owned/Veteran-Led"
property management company.

Based upon my multiple negative experiences, I'm still trying to figure out the purpose of their mission statement (copied from their website) which reads as follows:
Mission Statement
The mission of Homeowners Property Management, Inc. is to provide superior management for our owners and their real estate investment, to include quality customer service for their tenants, all the while demonstrating integrity and professionalism.

However, I was unable to locate a published military clause for this "Veteran Owned/Veteran-Led" business. With that being said, I am definitely going to file my complaint with JAG, as well as every other governing authority possible, so that we, the military, will be protected against corruptions from companies, like Homeowners Property Management, that make it a culture to pester military families in times that they are the most vulnerable and susceptible to stress. Going TDY or having to PCS is not just affecting the military personnel but also that service members entire family. The inconvenience of the fight with a property management company adds unnecessary obstacles that could be avoided if there was military clause actually in place for this "Veteran Owned/Veteran-Led" business.

So again, I repeat, "Being military, I want to inform all of my sisters & brothers in arms that they need to BEWARE OF HOMEOWNERS PROPERTY MANAGEMENT, located at 5509 Yadkin Road, in Fayetteville, NC & SERVING FORT BRAGG, NC, whether they are property owners or tenants!"

Say goodbye to your deposit
No matter how well you keep up with the property they will find ways to take as much as possible. They are awful from a homeowners perspective as well as a tenant perspective.

Skeptical
I must admit that I was a bit skeptical about the validity of Home Owners Property Management. My concerns were totally dismissed. So far... So good. I would like to particularly like to mention Debbie(hope i spelled her name correctly). Debbie was very professional and precise in her efforts to detail the ins and outs of the property. It was like almost too much information..."just kidding". Honestly... She was absolutely great. She asked if I had any questions. My response... You answered any questions I did or could have... And then some. I am from Ny... And my transition to Fayetteville has been rocky at best. Let me just say... Thank you Debbie... And the rest of the Home Owners Property Team. Thank you.

Excellent Property management Company
I have been a very pleased with the rental management services provided by Homeowners Property Management (HPM). I have used their services from 01/2015 to 07/2019, and we have had very high occupancy and very few months without tenants. Inevitable, tenant issues or concerns have arisen, and every time, HPM addresses the issues with competence, concern, and professionalism to the best benefit of all involved. As more complex issues came up, which I had no experience with, HPM had an answer. Their services are well worth the fee. When issues do arise, their online report and alert system is second to none, which gives me the best opportunity to respond to the tenant's needs, concerns, or complaints which require my engagement. As an individual assigned overseas, you can’t do better in in the Ft. Bragg area than HPM. IN the event I need to reach the staff, Gillian or Robbie, by phone, they are accessible, professional, competent, and friendly. I highly recommend HPM to anyone looking to find renters for their property and/or to manage their rental property. Matt N. Japan.

Don't expect to get your deposit back
Rented through this company for over 2 years. We were very careful about maintaining the place so that we could receive our full deposit back. Hired the carpet clean they recommended, hired the cleaning company they recommended, even hired a professional for one final lawn care mowing and cleanup before moving out. Submitted the intent to move out over 30 days in advance. Move-out inspection was 2 1/2 hours and they called the cleaners back out for more cleaning. Spent more than half of the deposit getting the place ready for the move out. Move out inspection was on the date in the move out document, but because they had to call their recommended cleaners back out they charged us additional rent plus a late fee for not paying on time. One way or another they will find a way to not give you back your full deposit.

DO NOT USE THIS COMPANY
Home owners should not use this company. They do not abide by their own contract with owners to maintain your property and instead favor the tenant. I had the same tenant in my house for 5 years He struggled to pay rent most months and on three occasions I asked them to evict him which they refused to do each time. When the tenant finally moved out, a door was missing, a door frame completely removed, and multiple screens busted out along with multiple other damages. Minus unpaid rent, they paid the entire security deposit back and did not cover any damages! DO NOT USE THIS COMPANY TO MANAGE YOUR PROPERTY!

Roach infestation
It has been nearly one week since the rapid appearance of roaches in our condo. The HPM contacted the homeowner once and he denied responsibility. But once it was explained that the HOA was violating their terms and that a recent neighbor/hurricane Florence, or the allowance of excessive trash and debris outside our dwelling has occurred, they "reported the information to the owner" again. Typically the owner replies in the same day, in a matter of a few hours. However, coincidentally, it has taken the owner nearly a week this time, and the HPM seems to find this acceptable. This is not the first issue that I've had with this company. They told us to send pictures and said they would contact us and that an exterminator would come out. This never happened, and they "werent able to open the pictures". However, they never even attempted to contact us and state that they couldn't open the pictures. We had to contact them. They were supposed to call us days ago. We also have cracks in our walls and improperly sealed openings throughout the condo that we have reported and they've done absolutely nothing about it.

Dream come true
I've been a tenant for 7 years and can't ever imagine doing business with any other real estate company. The entire staff including leasing, inspection and property management departments are amicable, extremely professional, courteous and caring. Cynthia Dewalder is a breath of fresh air in leasing. Robert Swain is a down-to-earth, thorough impeccable inspector and Gillian Kellum is a dynamite, no nonsense and respectable property manager. These warm, understanding individuals make my family feel at home with their company. And the new dream home Cynthia helped me and my sister find is far beyond what we originally searched for. Thank you Homeowners for being a company that makes dreams a reality for my family since January 17, 2011.
