Military Beware!!
Being military, I want to inform all of my sisters & brothers in arms that they need to BEWARE OF HOMEOWNERS PROPERTY MANAGEMENT, located at 5509 Yadkin Road, in Fayetteville, NC & SERVING FORT BRAGG, NC, whether they are property owners or tenants!

Not only is Homeowners Property Management fraudulent, they are extremely deceptive. As I can see, from the multiple negative reviews, that have been posted from military tenants and/or military property owners, they also like to hide behind being Veteran Owned/Veteran-Led. What a disgrace to the military, to own & operate a business which blatantly disregards, disrespects, & disrupts the lives of military personnel.

After finally coming to the close of the worst tenancy of any post I've ever been stationed in, now they’re extending the security deposit process for an additional 30 days “per the owners request” because of damages. Had there been any damages to the property, outside of the storm damage as well as the previously reported damage that occurred PRIOR TO MY LEASE, then I would totally understand this request. I was also told that they work for the homeowner and not the tenant, why would any business make their consumer feel less. Mind you, my family & I (to include my 74 year old Grandmother, who resided in the home while I was TDY, to take care of my three children) were forced to be live in inhabitable conditions while waiting for the same said owners to make several needed repairs. After numerous failed attempts (via emails & phone calls, during any of my little bit of free time WHILE I WAS TDY) the property managers Lisa, Nikki, & Holly as well as the Homeowners decided to file a claim against MY USAA RENTERS INSURANCE for the repairs to be made. These repairs were to the same area that had been previously repaired for the same leakage/piping issue that they repaired before, PRIOR TO MY LEASE! How are leaking pipes the responsibility of a tenant & not the preservation of the property by the owner?

Let me also mention the fact that I had the home as well as the carpets PROFESSIONALLY CLEANED upon move-out. Even with the additional out of pocket expenses, right after purchasing my own home, I performed my due diligence, above & beyond the checklist they provided, to avoid any further issues with Homeowners Property Management or having any delays with getting my security deposit refunded back to me. I have also been advised by our previous neighbors that no one has even been to the home since we moved out; therefore, I'm really curious about the damages, estimates, repairs, etc., that are the supposed cause of the processing of my security deposit being delayed another month. Renters, owners, & especially MILITARY PERSONNEL, stay clear of HOMEOWNERS PROPERTY MANAGEMENT!!!

Based upon my children's current onset of new health concerns, my family may have had possible mold exposure. Repairs were not made in a timely manner, the refrigerator stopped working and they sent out a repair guy, who stated "the motherboard was damaged and the refrigerator needed to be replaced " HPM did not send another vendor until three weeks prior to me moving out just to tell me the vendor redacted his statement. This would have been a result of WAITING for months for Homeowners Property Management to finally make the proper arrangements to have the needed repairs to the leaking pipes, which partially destroyed both levels of my rental home, completed. Although a large portion of the home was completely inaccessible, I was never given any portions of my rent back or offered any compensation for the continuous inconveniences! There was never any concern shown for my family as the tenant nor the owners home, which is their investment!

It is my intention to add to the multiple JAG complaints against Homeowners Property Management, in an effort to have them BLACKLISTED to prevent any other military tenants or military property owners from being sabotaged by the corruption of HOMEOWNERS PROPERTY MANAGEMENT.

I requested a copy of my move-out inspection, in which Kyle, the inspector, refused to allow me to be present for. The reason he gave was that I was not present for the move-in inspection. When I brought this up to Nikki, she stated I could have stayed and he only takes pictures, if that is the case where is my Move-Out- inspection? However, the reason that I wasn't present for the move-in inspection was due to the fact that we were in transit from Hawaii. I opted to complete a "sight unseen" move-in, to guarantee my family & I had a home upon arrival at Fort Bragg!

In addition to having multiple, ill-mannered property mangers, I unfortunately had to deal with property inspectors who were also offensively impolite! I still have NOT received a copy of my move-out inspection, which was supposed to have been completed on 10/30/2019, nor have I been advised of what the "DAMAGES" are causing a 30-day extension for my security deposit to be processed, even after my insurance was utilized to cover all of the repairs, although the damages from the leaking piping should not have been my responsibility. Instead of getting a copy of the inspection, I received two emails in reference to their (Homeowners Property Management) legal rights, advising me seeking legal counsel if needed, & contacting the Broker if I didn't understand their rights or had questions about the owners right to make this request. All I asked for was a copy of the move-out inspection & what damages they were referring to! Maybe this is just the culture of this "Veteran Owned/Veteran-Led"
property management company.

Based upon my multiple negative experiences, I'm still trying to figure out the purpose of their mission statement (copied from their website) which reads as follows:
Mission Statement
The mission of Homeowners Property Management, Inc. is to provide superior management for our owners and their real estate investment, to include quality customer service for their tenants, all the while demonstrating integrity and professionalism.

However, I was unable to locate a published military clause for this "Veteran Owned/Veteran-Led" business. With that being said, I am definitely going to file my complaint with JAG, as well as every other governing authority possible, so that we, the military, will be protected against corruptions from companies, like Homeowners Property Management, that make it a culture to pester military families in times that they are the most vulnerable and susceptible to stress. Going TDY or having to PCS is not just affecting the military personnel but also that service members entire family. The inconvenience of the fight with a property management company adds unnecessary obstacles that could be avoided if there was military clause actually in place for this "Veteran Owned/Veteran-Led" business.

So again, I repeat, "Being military, I want to inform all of my sisters & brothers in arms that they need to BEWARE OF HOMEOWNERS PROPERTY MANAGEMENT, located at 5509 Yadkin Road, in Fayetteville, NC & SERVING FORT BRAGG, NC, whether they are property owners or tenants!"
